Working in Lancaster County
Lancaster is the county seat and home to the University of South Carolina Lancaster. Indian Land, in the panhandle at the top of the county about six miles east of Fort Mill, counted 32,759 people at the 2020 census, nearly four times the city of Lancaster. Both are a straight drive from our base in Rock Hill.
Outside the city limits, including Indian Land, Lancaster County Building Services issues the permits and does the inspections. The county follows the 2020 National Electrical Code with South Carolina modifications, takes permit applications and inspection requests through its online Evolve system, and needs inspection requests in by 3 pm the business day before. Inside the city of Lancaster, the city's own Building and Zoning Department handles permits and inspections. We pull the permit with whichever office covers your address.
South Carolina law lets an owner act as their own contractor on an owner-occupied home, but the county requires an owner-contractor affidavit with the permit application, and any contractor you hire must be licensed in South Carolina. We hold license M110118. For a panel change, a service upgrade or new circuits, most owners would rather have that number on the permit than their own name.
Duke Energy serves about 85 percent of properties in the county. York Electric Cooperative and Lynches River Electric Cooperative serve pockets of it, including part of Indian Land. When a job involves the meter or the service, the utility has to disconnect and reconnect, so tell us who sends your bill and we handle that side.
