Working in Tega Cay
Tega Cay is one of the fastest-growing cities in York County. The census counted 3,016 people in 1990, 7,620 in 2010 and 12,832 in 2020. That growth means a lot of newer homes, and newer homes have their own list: circuits the builder left out, outdoor and garage outlets, ceiling fans, lighting upgrades, an EV charger, and hot tub or pool wiring once the yard is finished.
The City of Tega Cay issues its own permits and does its own inspections through Development Services, with applications and inspection scheduling on the city's Evolve online portal. The city's rule is specific: a homeowner may pull a permit to work on their own house only if they or immediate family do the work and they will live in the home for at least two years afterward. Anyone else has to be a South Carolina state-licensed contractor. We pull the permit under our license, M110118, and meet the inspector.
Power in Tega Cay comes from either Duke Energy or York Electric Cooperative, depending on the street. A service upgrade or a new meter base needs the utility to disconnect and reconnect, so tell us who sends your bill and we handle that side.
